Land suitability checks in Ghana: know the land before you spend on it.
For anyone buying, leasing, inheriting or funding farmland in Ghana or West Africa, especially from a distance. I find out what the land can grow well, what it will cost to get it producing, and what could go wrong, before money changes hands.
Why check first
Most farm investments go wrong on day one.
Good management can't fully make up for the wrong land. The wrong crop for the rain, no water in February, a road that disappears in the wet season: a careful look before you commit shows these early, when changing course is still cheap.
What can this land grow well, and where on it?
Not every part of a plot is the same. Some areas suit tree crops, some suit grains or vegetables, some are better left for grazing or not farmed at all.
Is there water through the dry season?
Streams, boreholes and stored rainwater, and how far you'd have to go when the rains stop.
What will it cost to get it producing?
Clearing, soil improvement, water, fencing, housing and labour, in a sensible order, so you can budget honestly.
What are the risks, and who will run it?
Flooding, erosion, fire, access, and the people on the ground. A farm is only as good as its manager.
What the check looks at
Six things decide what land can do.
I combine these layers using satellite data and GIS mapping, then check them against what I see and hear on the ground.
Rain
How much falls, and when. Southern Ghana usually has two rainy seasons, the north one. The length of the season decides what has time to mature.
Heat
Long spells of high temperatures stress crops and animals. Afternoons above about 35 °C are common in the north before the rains.
Soil
Depth, texture, drainage and acidity. A deep, well-drained loam suits far more crops than shallow soil over rock.
Slope and drainage
Steep ground loses soil in heavy rain; low, flat ground may flood or stay waterlogged.
Water
Distance to reliable water, and the chances of a good borehole, for irrigation and animals in the dry season.
Access and markets
Roads that stay open in the rains, and how far produce, feed and inputs must travel.
How it works
From first message to a clear answer.
Tell me about the land
Where it is (kept private), its size, and what you hope to do with it. You get a quote before any work starts.
Desk check
Maps and satellite data for rain, temperature, slope, soil, water and access, so the visit is focused.
Site visit
I walk the land, dig, photograph, and talk to the people around it about water, boundaries and what grows well.
Your findings
A suitability map, the cost to get producing, the main risks, and a frank opinion: go ahead, change the plan, or walk away. We go through it together on a call.
A suitability check is not a title search. For ownership and documents, use a lawyer, a licensed surveyor and a search at the Lands Commission. I'll tell you what to ask them.
Questions
Before you ask.
Do I need to be in Ghana for the check?
No. The check is designed for people who cannot be on the land themselves. You get photos, the suitability map and the written findings, and we go through them together on a video call.
Which areas do you cover?
Ghana, and elsewhere in West Africa by arrangement.
How much does it cost?
It depends on the size and location of the land and the travel involved. You get a clear quote before any work starts.
Is a suitability check the same as a land title search?
No. The check looks at what the land can do as a farm. Ownership and documents need a lawyer, a licensed surveyor and a search at the Lands Commission. I will tell you what to ask them.
Will you keep my land's location private?
Yes. The location and details of your land are never published or shared without your permission.
Can you help after I buy?
Yes. I can write the farm plan, bring in the right people, including our in-house poultry specialist, and check in as the farm gets going. See what I do.
